A prospective tenant has the right to provide to the Landlord a Portable Tenant Screening Report, as defined in Section 38-12-902 (2.5), Colorado revised statutes and if the prospective tenant provides the landlord with a Portable Tenant Screening Report, the Landlord is prohibited from charging the prospective tenant a rental application fee or charging the prospective tenant a fee for the Landlord to access or use the Portable Tenant Screening Report.
In addition to your rent & one-time charges shown in your cost calculator, you will be responsible for the following – these amounts are calculated monthly based on actual cost incurred so will vary. The estimates given are our best approximation of the charges based on expected costs: • Utilities & other fees (water / sewer / trash (valet) / electric / gas / pest control fee) – per month calculated on a RUBS (ratio utility billing system) basis as outlined in the lease utility addendum; variable amount with historical mean of $146 / month. Note – the standard deposit only applies with approved credit, and deposits can range up to one month’s rent depending on qualification screening.
